Purchasing a home is one of the biggest investments you will make during your lifetime. We would like to assist you in making the process as easy as possible.

What the Buyer does to prepare for purchase of a new home:

  • Find your dream home;
  • Submit an offer to purchase;
  • Once the offer has been negotiated and terms agreed upon you have completed an Agreement of Purchase and Sale;
  • Fulfill all buyer conditions within the allotted timeframe;
  • Contact our office if you have any questions or concerns;
  • Forward the Agreement of Purchase and Sale to our office and provide us with your contact information;
  • Contact all utility companies and advise of the name and address of the person responsible for the utility bills and the effective date of closing;

  • Arrange fire insurance, provide insurance company with the full names and addresses of all mortgagees, and arrange to have a confirmation of insurance sent to our office;
  • Arrange for the proper moving equipment well in advance of the closing date, whether hiring a moving company or renting moving equipment;
  • Contact your telephone, television and internet service provider(s) and follow the instructions for relocating your services;
  • Contact your bank or lender to confirm that the funds you require to purchase your home will be available when you are required to draw a certified cheque or bank draft for closing;
  • Prior to closing arrange for a final walk through of the property to confirm the property is in the same condition it was when the Agreement of Purchase and Sale was signed and all chattels included in the transaction have remained with the property.

What Price Law Group will do during the purchase of your new home:

  • Review the Agreement of Purchase and Sale to ensure that all conditions have been met;
  • Communicate with the Client as required;
  • Conduct a title search and prepare documents for closing;
  • Receive mortgage instructions and prepare mortgage documentation;
  • Receive and review the Statement of Adjustments and closing documentation from the seller’s lawyer;
  • Prepare all purchase transaction documents;
  • Meet with the Client to review and sign all closing documents;
  • On the date of closing:
    o Receive confirmation from the Client that the final inspection has been completed;
    o Receive mortgage funds and deposit all monies to the lawyer’s trust account;
    o Meet with the seller’s lawyer to pay balance due on closing, receive closing documents and keys;
    o Register the Transfer (deed) and Charge (mortgage); and
    o Contact the Client to pick up the keys.
  • Prepare and send reporting letters to the Client.
